The outside view was a highlight from the start, but there was an opportunity to further capitalize on that view. Shrubs were trimmed so buyers could not only better see the house from the street but enjoy an unobstructed view of the lake from inside the house. Window treatments were simplified and walls neutralized so nothing would distract buyers’ attention from the incredible upstairs views of the lake.
Rooms were repurposed. The guest room which was being used as an extra living space was staged as a bedroom. The upstairs office furnished with a lone chair was redecorated as an office. The upstairs living space which was being used as an office was repurposed as an inviting gathering space so all occupants could enjoy the best view of the lake. With those simple changes the house looked more spacious and buyers would more fully appreciate the prime Eagle Mountain Lake location.
New furniture placement, art, accessories, linens and greenery made the home even more inviting. Fresh paint and new carpet made the home “new” again.
With seller participation, the home was staged in two days. The goal was to sell quickly. Mission accomplished. The sellers are back in Wheaton, Illinois, close to family, and enjoying the grandchildren.
